Westwind Vacant Land Development

Fox Hill

Situated in the town of Verona, WI, Fox Hill began in 2018 with 29 vacant lots. Our team worked with the developer to identify a pricing and marketing strategy to attract both individual buyers as well as builders to purchase lots.

With a presale phase while the infrastructure was being built, we were able to put several lots under contract and closings began in 2019. By 2022 all lots had sold and several luxury homes were already constructed. The vacant lots ranged from 1.6-2.7 acres of private wooded or prairie views and prices started at $179,900. Lessing Real Estate handled everything from marketing, signage, client tours to contracts and everything in between. We were thrilled to work closely with the developer to successfully close all 29 lots within 3 years.

The Woods at Watch Hill

The Woods at Watch Hill is a luxury subdivision that started as a single family home situated on 50+ acres of pristine woods & prairie in the town of Verona. We listed the original home & then brought in the developer who purchased the property in 2015. Lessing Real Estate then helped guide the entire development process from start to finish. We worked hand-in-hand with the developer to pull the land out of the conservancy programs, completed the neighborhood plat and priced each lot. The Woods at Watch Hill featured 21 2+ acre lots starting at $214,900. Once the original home sold in 2015, we began marketing the development with a launch party on the land for local agents to see the property. We then began our presale process and were able to officially start closing the sales in 2016. Utilizing a thorough marketing & pricing strategy, Lessing Real Estate was able to successful sell through 95% of the lots by 2018 & by 2020 we were 100% sold.

Bentley Green

Located in the Hawk's Landing development on the far west side of Madison, Bentley Green is a luxury condominium community with 96 units. With a mixture of townhome, duplex and stand-alone condos, Bentley Green has a variety of options for condo living. The Lessings began working with the developer in 2010 to sell through the spec inventory that had already been constructed. From that point on, we were able to help the developer with layout & finish selections for spec homes as well as marketing and selling existing inventory. Out of the 96 units, 92 have been completed and our team has sold 102 units within Bentley Green (including resales)! From marketing, open houses, contracts to closing, we are able to handle the development process seamlessly! We pride ourselves on our extensive knowledge, organization & communication, making sure we've eared the trust from our developers, clients & colleagues alike.
